The Rent Economy 2.0: How Tokenization Transforms Assets into Income

For a century, fortune was built on a bet: buy an asset, wait for it to be worth more. Real estate, stocks, gold, the logic of appreciation reigned. The tokenization of real-world assets (RWA) is now reversing that logic, and the shift runs deeper than mere technological innovation: it is a change of economic regime. From appreciation to flow.

A tokenized RWA security in 2026, a share of a tokenized treasury fund like BlackRock’s BUIDL (~$2.5B in assets under management), a private credit claim on Centrifuge, a fractional real estate stake, does not promise a distant capital gain. It distributes a flow: daily interest, monthly rents, coupons automated by smart contract.

The asset’s value is read in its distribution capacity, like a bond. The “speculative NFT” of 2021 has become, in five years, an instrument of programmable fixed income. Why now? Three locks have been released. The regulatory lock: MiCA has been fully applicable in Europe since July 1, 2026, and the GENIUS Act has governed US stablecoins since July 2025, 1:1 reserves, monthly audits, licenses.

The infrastructure lock: the on-chain RWA market exceeds $31B (versus $5B in early 2025), driven by tokenized treasuries ($15B) and private credit. The settlement lock: ISO 20022 becomes fully binding at SWIFT on November 14, 2026, aligning global banking messaging with structured data compatible with blockchain rails. The new face of rent. The rentier economy is no longer the preserve of owners of Haussmann buildings and state creditors. It is democratizing across three layers: monetary rent (tokenized treasuries distributing ~4-5% daily), credit rent (on-chain private credit, 8-12% gross before risk penalties), and real rent (fractional real estate, infrastructure, energy).

Common thread: the generation and distribution of yield are automated, no transfer agent, no T+2, no 5 p.m. cutoff. What this changes for the investor. The question “how much will this asset be worth in 5 years?” gives way to three cash-flow questions: what flow? with what regularity? backed by what verifiable underlying? This is a complete epistemological shift, from speculation on price to coupon engineering. And it demands new measurement instruments: when every asset becomes a bond, every investor becomes a credit analyst. This is precisely the function of the indices we build at STEELLDY: measuring the quality of the flow, not dreaming of the price. Rent never disappeared. It is simply changing rails.
